However, the submitted documents are not
sufficiently developed for us to perform a comprehensive review at this time.
Construction-level documents should be submitted for review. Two complete sets of the revised drawings
should be submitted to replace the previously submitted drawing sets. Preliminary comments are provided
below to assist in preparing the drawings, but these are not intended to provide a comprehensive review. The
resubmittal documents should include an itemized response letter clarifying how the review comments below
have been addressed.
Review Comments:
1. Construction-level drawings are required to be submitted for review. See IBC Section 107.2.1.
2. Continuing with the previous comment, the building has two stories. The locations of the proposed
units is not specified.
3. The weights of the existing and new units should be provided. Where new units exceed the weight of
the existing units by more than 5%, an evaluation of the existing structure is required. See IEBC Section
806.2.
4. The units are required to be independently support and seismically braced. It is noted that the picture
of the existing unit does not show bracing. Details should be included in the drawings. See IBC Section
1613.1 and ASCE 7-16 Chapter 13.
5. For the previous two comments, drawings and calculations should be prepared by a professional
engineer licensed in the state of Washington as needed per RCW 18.43.
6. The proposed construction for the outdoor units is not clear. Additional information should be shown
on the drawings.
Review of your project will be performed in the order received once the required documentation has been
submitted. Please let me know if you have questions.
— Drew Martin, P.E.,S.E.
Associate Engineer—Commercial Plans Examiner I Permit Services
425.257.8810 13200 Cedar Street, 2nd Floor, Everett,WA 98201
EVERETT Phone Hours: M/W/T: 8 am - 12 pm & 1 pm—3 pm;Tu: 1:00pm-3:00pm
everettwa.gov/permits I Facebook I Twitter
Note:Emails and attachments sent to and from the City of Everett are public records and may be subject to disclosure pursuant to the Public
Records Act.
1
