In order for the <br /> Planning Department to approve the permit, please submit the following: <br /> 1. The lot dimensions do not match the short plat map (see attached). Please revise the site plan so the <br /> dimensions of the lot are consistent with the short plat map. <br /> 2. Please show all easements on the site plan, including the ingress/egress easement for your lot (see attached <br /> short plat map). <br /> 3. Please note that a survey of the west and north property lines will be required because the proposed garage is <br /> within 1-foot of the required 5' side and rear setback(proposed at 6'). <br /> Note: if the garage is located more than 6' away from the side and rear property line, a survey is not required. <br /> 4. Please provide height calculations. Refer to pages 4-7 of the attached handout for instructions on how to <br /> calculate height and what to show on the site plan. It appears the numbers shown on the garage are elevation <br /> numbers, but please provide the average base elevation calculations per the checklist. Please note that a base <br /> elevation survey and height survey is only required if the proposed height is within 1-foot of the height <br /> limit. The height limit is 1%floors up to 18' maximum. <br /> 5. On the elevations,the average base elevation needs to be shown and the overall height of the structure <br /> measured from the average base elevation (see page 5). <br /> 6. EMC 19.08.110 requires detached accessory buildings to be compatible with the main residence, including roof <br /> pitch and building materials. Please provide the roof pitch of the main residence so I can verify the 12/4 roof <br /> pitch of the garage is consistent. Please also provide more details regarding the building materials of the <br /> existing house and proposed garage so I can verify this code requirement is met. <br /> 7. EMC 19.08.110 requires accessory structures located within the 20-foot rear setback(required for the principal <br /> dwelling) to have a minimum separation from the principal dwelling of 10-feet, not including eaves. The site <br /> plan calls out a 7.58' separation, so this requirement is not met. <br /> The interim permit intake/resubmittal policy is available on the Permit Services Page. Please submit at minimum 2 <br /> copies of any revised documents/plans. <br /> These comments are only related to the land use code and do not account for all possible requirements from other <br /> departments.
