On the elevations,the average base elevation needs to be shown and the overall height of <br /> the structure measured from the average base elevation (see page 5). <br /> 6. EMC 19.08.110 requires detached accessory buildings to be compatible with the main <br /> residence, including roof pitch and building materials. Please provide the roof pitch of the main <br /> residence so I can verify the 12/4 roof pitch of the garage is consistent. Please also provide <br /> more details regarding the building materials of the existing house and proposed garage so I can <br /> verify this code requirement is met. <br /> Detached accessory buildings larger than two hundred square feet shall have a minimum roof <br /> pitch of 6:12 or a roof pitch equal or greater than the roof pitch of the dwelling if the roof pitch of <br /> the dwelling is less than 6:12. <br /> 7. EMC 19.08.110 requires accessory structures located within the 20-foot rear setback <br /> (required for the principal dwelling) to have a minimum separation from the principal dwelling <br /> 10 <br />
