Thank you for your application. I am a planner with the City reviewing your <br /> application for intake. My comments only pertain to regulations and requirements of the <br /> Unified Development Code (Titl 1 ), you may receive additional intake review comments <br /> from the building division too. At this time your application does not include enough <br /> information to conduct a formal review and will not be routed. <br /> Your project description states you are remodeling and finishing the basement to add living <br /> space however a floorplan of the basement was not submitted for review. The only <br /> information provided was labeled as the "main floor"however, I do believe it is showing the <br /> basement level. <br /> • Provide a floorplan for each level of your home showing existing conditions and then <br /> showing proposed changes. <br /> If the plans submitted are in fact the proposed basement remodel,please know that a single- <br /> family residence is only allowed one kitchen. What you seem to be proposing in the basement <br /> is an accessory dwelling unit as you are providing cooking, bathing, and living areas separate <br /> from the main residence. Please review the requirements of an accessory dwelling unit to <br /> make sure you can meet all standards. If establishing an accessory dwelling unit is the intent a <br /> Land Use application must be submitted to the Planning Department to be reviewed <br /> concurrently with an appropriate building permit application for the scope of work. <br /> • Provide a complete site plan showing all existing and proposed conditions of the <br /> property. Please note the lot line dimensions for the subject property per the recorded <br /> Lowell Division `A' Plat are 50' x 100' and the rear BSBL is 20-feet, not 10-feet. Make <br /> sure to include all current conditions of the site including decks, porches, greenhouses, <br /> parking area, window wells, etc.) <br /> Alternatively, if an accessory dwelling unit is not the intent of the proposed changes and you <br /> are simply proposing to finish the basement please remove the proposed kitchen from your <br /> scope of work. A single-family residence is not permitted to have two oven/stove/ranges, <br /> dishwashers, or kitchen sinks. (The 2 bullet point items above are still required under this <br /> scenario.) <br /> • Once revisions are ready to be submitted please provide two full replacement sets of all <br /> documents and follow Permit Services directions on submitting re-submittals here. <br /> (Please make sure to note building permit no.
