The project involves increasing the conditioned space at the basement level. Energy credits are <br /> required per WSEC Section R406. The required number of credits should be normalized per <br /> Table R406.2. A schedule of the selected credits should be included in the drawings. The <br /> performance requirements for the selected credits should be specified. <br /> 2. Continuing with the previous comment, the basement level walls should be updated to comply <br /> with the 2018 WSEC. Below grade walls should be insulated per Table R402.1.1 unless <br /> modifications are required per selected energy credits. A detail of the basement level walls <br /> should be provided on the drawings. <br /> 3. See Basement Floor Plan on Sheet 4. Address the following: <br /> a. Window wells with a vertical depth greater than 44 inches should be equipped with a <br /> permanently affixed ladder or steps. R310.2.3.1 <br /> b. The window well should be provided with drainage as specified in Section <br /> R310.2.3.2. <br /> Structural <br /> 1. The modified load paths should comply with the prescriptive limitations of the <br /> IRC. Alternatively, an engineered analysis and design may be performed per IRC Section <br /> R301.1.3; sealed and signed drawings and calculations prepared by a professional engineer <br /> licensed in the state of Washington are required per RCW 18.43.010, 18.43.020, and <br /> 18.43.070. The framing and foundation plans, and structural calculations as required, should <br /> show a complete load path. See IRC Section R301.1. <br /> 2. Continuing with the previous comment, the proposed project includes the demolition of existing <br /> walls. Framing plans for the floor, ceiling, and roof should be provided to substantiate that the <br /> walls are not load-bearing. The plans should also include a note requiring the contractor to <br /> verify the walls are not load bearing prior to demolition. Plans should show a complete load <br /> path. See IRC Section R301.1. <br /> 3. See Main Floor Framing Plan on Sheet 5. Plans should be updated to reflect existing conditions <br /> or show new framing where existing is being modified. Drawings should be updated to show <br /> the existing supports for the existing beams located in the basement. The framing plan shows <br /> 2-2x10 existing beams spanning about 25 feet; however, pictures available on the real-estate <br /> website Redfin.com show that the existing beams are supported by posts and significantly <br /> reducing the span. The beam does not meet the prescriptive limitations of the IRC if the <br /> supports are removed and should be updated. See structural comment 1 for more information. <br /> 4. See Floor Framing Plan on Sheet 5. Plans should show the framing requirements of infilling the <br /> existing stair removal.
