See Roof Framing Plan on Sheet S5. Roof Plan shows sheathing cantilevering 1 foot. A detail or <br /> framing should be shown to support the cantilever. Note the maximum cantilever for roof <br /> sheathing beyond the gable end wall is 9" unless supported by gable overhang framing. See <br /> Section R802.5.2.1 <br /> 2. See Sheet S4. Plans show the exterior wall at the stairway with stud heights that are greater <br /> than 10 feet and reach a height up to 18 feet. This exceeds the prescriptive heights of the IRC, <br /> see Table R602.3(5). Plans should specify the stud size and spacing requirements for this wall. <br /> Provide structural calculations showing studs to be sufficient for the height, gravity loads, and <br /> any out of plane loads. R602.3.1 <br /> 3. See Upper Floor Framing Plan on Sheet S4. Please address the following comments: <br /> a. Framing plans should specify joist hangers where required. Currently, all interior beams <br /> and the interior GLB appear to be dropped beams. R106.1.1 <br /> b. Plans should show a structural framing detail for floor-to-floor shear transfer from <br /> upper-level walls to lower-level walls. For example, see details provided on Page 25 in <br /> the structural calculations. R106.1.1 and R301.2.1 <br /> c. It appears that the exterior wall of Bedroom 4 and lower roof is supported on the floor <br /> joists. Provide calculations substantiating the design or update plans accordingly. Note <br /> that a girder truss lands at the corner of the exterior wall of Bedroom 4 and is currently <br /> shown landing between floor joists. <br /> 4. See the Foundation Plan on Sheet S4. Please address the following comments: <br /> a. It appears that the notes for the garage slab are flipped. <br /> b. It appears that one of the footings is off layout. See the location of the first floor beam <br /> near the entry. No footing is shown under the post. <br /> c. The layout of the garage does not match the floor plan. It appears the mechanical room <br /> is missing on the foundation plan. Please update plans accordingly to show support at all <br /> bearing wall locations. <br /> This review has been performed for general compliance with the building codes as adopted and <br /> amended by the state of Washington and the city of Everett. Corrections and comments made <br /> during the review process do not relieve the project from compliance with code and permit <br /> requirements.
