The roof eaves project approximately 3 feet from the property line per the site plan. In those <br /> locations, one-hour construction is required on the underside of the eaves (see alternatives and <br /> exceptions provided). In most solutions, the soffit venting will not be permitted in the eaves in <br /> these locations and the roof venting should be relocated to an approved location. Table <br /> R302.1(1) <br /> 2. See Sheet S3. Safety glazing should be specified where required per IRC Section R308.4. <br /> 3. See Upper Floor Plan on Sheet S3. A note should be include stating that smoke alarms and <br /> carbon monoxide alarms should be interconnected, hardwired, and be provided with a battery <br /> backup per Section R314.5, R314.6, R315.5, and R315.6. <br /> 4. See Sheet S3. Landings should be provided at the entry door. The landing width should be not <br /> less than the door served, and a minimum 36 inches measured in the direction of travel. R311.3 <br /> 5. See half-wall located on the upper floor on Sheet S3. Plans should provide details for the half- <br /> wall/guard details. The guards should comply with IRC Section R312.1. The guards, connections <br /> to the supporting framing, and the supporting framing should be designed to resist a minimum <br /> 200-pound load per Table R301.5. <br /> 6. See Sheet S2 and S3. It appears that the elevations show a first-floor wall height of 9 feet, but <br /> the typical section on Sheet S3 specifies 8 feet. Elevations should specify the plate heights. <br /> 7. See selected energy credits on Sheet S1. Please address the following comments: <br /> a. It appears multiple heating options are selected per selected energy credits but only one <br /> option may be selected. Please clarify which heating option and energy credit is being <br /> selected. Also, the floor plan shows a furnace on Sheet S3. Update plans accordingly <br /> based on selected heat system. <br /> b. The selected energy credit 1.3 specifies R-38 floor insulation and vertical fenestration <br /> U=0.28. Plans and notes should be updated accordingly. For example, Sheet S1 <br /> specifies in multiple locations for R-30 floor insulation and a U=0.30 is specified on <br /> Sheet S3. Notes/tables should be updated to include the adjustments based on the <br /> selected energy credit. <br /> c. To qualify for credit 2.1, the plans should specify the maximum tested building air <br /> leakage and show all the qualifying ventilation system and its control sequence of <br /> operation. <br /> d. To qualify for credit 3.5, the plans should specify the heating equipment type and the <br /> minimum equipment efficiency. <br /> e. To qualify for credit 5.4, the plans should specify the water heater equipment type and <br /> the minimum equipment efficiency. <br /> 8. See whole house ventilation notes on Sheet S3.
