Sheet I000 specifies the Construction Type as"II-B". The type should be"V-B" based on a <br /> review of the available records. Alternatively, documentation should be submitted <br /> substantiating the"II-B"classification. See IBC Sections 602.1, 602.2, and 602.5. <br /> 2. The north arrow on the plans points upward on the sheets. The Plan North direction should be <br /> oriented to point right. See IBC Section 107.2.1. <br /> 3. Doors 101E, 131, and 138 should be reviewed to verify they provide the required minimum <br /> latch-side clearance. The minimum clearance should be specified at each location. See IBC <br /> Section 1101.2 and ICC A117.1-09 Figure 404.2.3.2. <br /> 4. The project involves a Level 3 Alternation as defined by IEBC Section 604.1. The building <br /> exterior envelope should comply with the requirements for new construction per WSEC Section <br /> C402. Details for the components of the exterior envelop should be included. Note that <br /> portions of the building may not be feasible to reconfigure, including but not limited to slab <br /> insulation and thermal isolation per WSEC Section C402.2.6. Additional insulation may be <br /> provided complying with Section C402.1.5 in lieu of modifying these components. <br /> 5. Continuing with the previous comment, the project involves removing finishes and exposing the <br /> cavities for the exterior furred walls and ceiling/roof. Insulation should be specified in the <br /> exposed cavities as required by WSEC Sections C402 and C503.1. See IBC Section 101.4.7 and <br /> IEBC Section 907.1. <br /> Structural <br /> 1. The project included demolition of the interior walls. The east-west wall extending from the <br /> building corner, separating the north and south portions of the building, appears to be a <br /> structural masonry wall. See IBC Sections 101.4.7, 107.2.1, 1603.1, 1604.1, 1604.2, 1604.4, <br /> and 1613.1, and IEBC Section 806. The following comments should be addressed: <br /> a. The wall appears to be load bearing and originally supported part of the original roof. A <br /> new roof was constructed circa 2010 under Permit No. B1007-047. However, it is not clear <br /> that the entire existing roof was demolished; portions may remain. Structural modifications <br /> may be required. <br /> b. The wall appears to be part of the lateral system. Removal of the wall reduced the capacity <br /> of the vertical lateral system. In addition, this will increase the span and loads in the roof <br /> diaphragm. Additional modifications to the diaphragm at the re-entrant building corner will <br /> also be required. See ASCE 7-16 Chapter 12. <br /> 2. Continuing with the previous two comments, structural drawings specifying modifications should <br /> be included in the drawing set. The drawings should be sealed and signed by a professional <br /> engineer licensed in the state of Washington. Calculations substantiating the design should be <br /> submitted for review.
