A minimum of 5' from the edge of this pipe shall be <br /> dedicated in a private drainage easement granted to the adjacent property owner at <br /> 10518 13th Ave W, where the pipe originates. <br /> The existing pipe information for the 18" storm drain along the frontage of this <br /> project indicates the pipe is corrugated metal on all the plan views. However, the <br /> detail of CB #2 on the profile view indicates the pipe is CPEP. All references to <br /> the pipe must be consistent. <br /> If any portion of the drainage system for the two lots is shared, such as the pipe <br /> connecting the two proposed perforated stub-outs, a private drainage easement <br /> must be provided to the upstream property owner for the portion of the system <br /> located on the adjacent, downstream property. If feasible, the systems must be <br /> kept separate in order to avoid conflicts between neighbors in the future... <br /> Therefore, any drainage system on lot 2 should be connected to the catch basin in <br /> the ROW in front of lot 2. <br /> . The following performance standard for BMP T5.13 shall be included on the storm <br /> drainage plans: <br /> • BMP T5.13: Post-Construction Soil Quality and Depth <br /> o Soil Quality: All areas subject to clearing and grading that have not <br /> been covered by hard surface, incorporated into a drainage facility, <br /> or engineered as structural fill or slope shall demonstrate the <br /> following at project completion: <br /> i. A topsoil layer with a minimum organic matter content of <br /> 10% dry weight in planting beds and 5% organic content in <br /> turf areas, with a pH from 6.0 — 8.0 or matching the pH of <br /> the undisturbed native soil. <br /> ii. The topsoil layer shall have a minimum depth of eight <br /> inches except where tree roots limit the depth of <br /> incorporation of amendments needed to meet the criteria. <br /> iii. Subsoils below the topsoil layer shall be scarified at least <br /> four inches with some incorporation of the upper material <br /> to avoid stratified layers, where feasible. <br /> iv. A Landscape Plan, meeting the requriements of EMC 18.28.080 is required to be <br /> submitted with the Public Works permit revisions. Landscape plans must be prepared by <br /> professionals licensed or certified in Washington State. The landscape plan may be <br /> incorporated into the site development plan or provided separately. All trees are required <br /> to have a minimum caliper of 2.5 inches and a minimum height of 6 feet at the time of <br /> planting.
