I see that parcel 00552500003300 <br /> has had the addresses already assigned through the Public Works permit: <br /> ■ 1) 1052413 th Ave W Unit A, <br /> ■ 2) 1052413 th Ave W Unit B, <br /> ■ 3) 1052813 th Ave W Unit A, <br /> ■ 4) 1052813 1h Ave W Unit B. <br /> o The existing lot lines must be delineated and called out. It might be helpful to include a separate graphic <br /> showing the existing parcel/lot conditions since they overlap. <br /> o Please include the location adjacent structures, namely 10518 13TH AVE W, 10604 13TH AVE W(A&B), <br /> and 1315 RANCHO PL. <br /> o Please include the net area in addition to the gross area of each lot. <br /> o Please include the datum elevations, per the City of Everett datum.This had previously been included in <br /> the preliminary map. <br /> o Please note that the recording number for easement number 2 will need to be included during recording <br /> of the final map. It will need to be on the final copy that is returned to the City. <br /> • A landscape plan must be submitted under the Public Works application (PW1807-010).The landscaping must <br /> be either installed or bonded before the PW permit will be issued. Please see EMC 19.35.140 for landscape plan <br /> requirements. <br /> • The 35' wetland buffer noted on the final short plat map does not match the 75'wetland buffer shown on the <br /> as-builts submitted with PW1807-010.As noted in the preliminary approval, "the buffer for the wetland on the <br /> adjacent property to the northwest must be shown on the final short plat map and shall correspond to the <br /> westerly extent of the existing garage/shop on the site. The wetland buffer must be delineated at a line drawn <br /> west of and parallel to the front lot line on 13`"Ave W."Please revise the final plat map accordingly. <br /> • The as-built plans submitted with PW1807-010 calls out a private drainage easement to benefit parcel no. <br /> 00552500003200; it is required to include the location, dimensions, and purpose of all easements, and note if <br /> the easements are private or public on the final map. <br /> • The PW1807-010 plans indicate a proposed shared driveway width that exceeds the allowable 30ft maximum <br /> within the front 20ft setback, per EMC 19.34.110. Outside of the 20ft front setback and abutting right-of-way, <br /> the driveway may exceed 30ft. <br /> • Please ensure that the Title reports are current to within 30 days. <br /> Lastly, an Airport Compatibility Handout (also attached) must be completed and notarized prior to the issuance of the <br /> building permit. <br />
