Ms. Cassandra Cheatham
Kilburn Architects, LLC
Plan Check Number: B2208-006, First Building Review
October 20, 2022
Architectural
Fire Protection:
4. The existing bedroom is being converted to additional space for the west lobby. Wall Type
"W2" providing a one-hour rating is specified only at the door infill. The following comments
should be addressed:
a. The wall type should be specified along all walls separating the dwelling from the lobby.
See IBC Section 420.2.
b. The drawings should include penetration details for the walls separating the dwelling and
the lobby. See IBC Section 714.4.
c. Wall Type"W2" indicates an STC rating of 30 to 34. However, the listed assembly GA File
No. WP3605 does not indicate this rating. The walls separating the dwelling and the lobby
are required to have a minimum rating of 50. See IBC Section 1206.2.
5. The proposed construction will require repair to the horizontal assembly. The assembly
requires a minimum one-hour construction. The required construction should be determined
based on the configuration of the building, and a detail included in the construction drawings.
See IBC Section 420.2 and Table 601.
Structural
General:
1. The project includes modifications to the structural systems. Structural drawings sealed and
signed by a professional engineer licensed in the state of Washington are required. See IBC
Section 107.1 and RCW 18.43.
Foundations:
2. The proposed project includes modifications that may require the construction of new
foundations. A foundation plan may be required. Calculations substantiating the new
foundations should be submitted for review. See IBC Sections 107.2.1, 1603.1, 1604.1, and
1604.4.
Gravity System:
3. The proposed project includes walls that are load bearing. Structural framing plans are
required. Calculations substantiating the modifications to the load path should be submitted for
review. See IBC Sections 107.2.1, 1603.1, 1604.1, and 1604.4.
Lateral System:
4. The proposed project includes demolition of a lateral shear wall. Note that this wall also serves
as a load-bearing wall for the stories above. Structural framing plans are required.
