Code has not caught up to concrete production requirements, concrete suppliers don't <br /> even deliver concrete that weak anymore. Its standard to specify and use 4-5K psi mix which is above <br /> code requirements. <br /> 5. See Foundation Reinforcing Table and Detail on Sheet S2. Address the following: a. Detail <br /> should be updated to include distances for minimum concrete cover. <br /> b. The foundations should be founded a minimum of 18"below grade for frost protection per <br /> EMC Section 16.01.010(J). <br /> See updated drawing as described in #3 response. <br /> c. The depth of soil being retained by below-grade walls should be specified. <br /> See updated drawing as described in #3 response. <br /> d. Footing drains should be provided per Section R405. <br /> See updated drawing as described in #3 response. <br /> 6. See seismic calculations in the provided structural calculations. Provide code section <br /> references for the exceptions stated in the structural calculations (Seismic analysis not required <br /> if conventional framed wood walls and roof, aspect ratio is less than 2.5, and ground snow is <br /> less than 30 psf) or provide seismic analysis.
