20-084 Lyashenko <br />PAGE 5 OF 22 <br />3/27/20 <br />Regulatory Context <br />The Type Ns stream mapped in the southeast corner of your property is regulated by <br />§19.37 EMC, and the associated buffer is defined in §19.37.170(A)(3)Table 37.5 EMC: <br />75' perpendicular from top of bank or Ordinary High Water Mark, if a buffer is <br />unvegetated, sparsely vegetated, or vegetated with invasive species; your proposed <br />project lies beyond this buffer. Your proposed project also lies beyond the 105' buffer <br />associated with the mapped wetland to the east of your property. <br />This letter was prepared to discuss the absence or presence of on -site wetlands, <br />streams, or other critical areas as defined by 19.37 Everett Municipal Code, and to aid in <br />compliance with said statute.
