At the <br /> time of the inspection the lower level of the house had been mostly demolished with the all of the wall <br /> framing exposed and some of the flooring. <br /> The house is 24 feet wide and 32 feet long. A bearing wall runs the length of the house with post and <br /> pier foundation directly under the bearing wall. The floor is constructed of 4x4 joists spaced 36" on <br /> center. 4x6 support beams split the span of the 4x4's mid way between the interior bearing wall and the <br /> exterior walls. The subfloor was constructed of wood plank spanning over the 4x4 joists. The below <br /> grade exterior walls are constructed of 8"x8"x16" CMU sitting on a 16"x6"thick concrete footing. The <br /> 4x4 joists are supported on posts at the exterior walls. Both the concrete footing and the block wall <br /> appear to be in good condition with no signs of significant deflections or cracks. <br /> The 2nd floor is constructed of 2x8 joists spaced 16" on center that span from the exterior walls to the <br /> interior bearing wall. The joists appear to be in good condition. <br /> Based on my inspection and our conversation on site, I recommend the following items be addressed: <br /> 1. The southeast corner has rotted out and must be re-framed. <br /> 2. Re-frame the lower level floor with the following: <br /> a. 2x8 DFL2 joists @ 16" o.c. <br /> b. 4x8 DFL2 support beam running under the center bearing wall <br /> c. Support the 4x8 beam with 4x4 posts at 48"max on center. Provide 24"x24"x8"thick <br /> pier footings at each post. <br /> d. Connect posts to footing with Simpson A35 angles, or equivalent. Anchor to concrete w/ <br /> Titen HD screws or other concrete screws. <br /> e. Concrete piers should have#4 reinforcement at 12" on center, each way, centered in the <br /> footing. <br /> 3. At the exterior walls, remove the old joist support posts and provide a new 4x8 beam running <br /> parallel to the walls to support the new floor joists. The beam should be supported every 6 feet <br /> with a 4x4 post down to the existing exterior wall concrete footing. <br /> 4. The exterior wall top plate was constructed with a continuous 6x6 beam. This existing beam is <br /> OK for clear spans up to 4 feet. Where the 6x6 has been notched for plumbing, the gaps must be <br /> strapped across to resist wind chord forces. <br /> 03/12/24 7:43 PM <br /> i � <br />
