2. Room (IRC Sections R304 and R305): <br /> a. Label use of each room. <br /> b. Room dimensions and area <br /> c. Ceiling height(s) and slope(s). <br /> 3. Bedrooms (IRC Section R304 and R305): <br /> a. Minimum 70 SF. <br /> b. Minimum 7 feet wide in any direction. <br /> c. Minimum 7-foot ceiling height. <br /> d. Minimum one emergency escape opening (IRC Section R310.1(WAC)); see Exception 2 when an <br /> approved sprinkler system is provided. <br /> 4. Bathrooms: <br /> a. Minimum one required (IRC Section R306.1) <br /> b. Layouts to comply with IRC Section R307.1(WAC). <br /> c. Bathtub and shower spaces to have non-absorbent surface for 6-foot height (IRC Section <br /> R307.2). <br /> d. Local exhaust fans (IRC Sections 303.4 and M1505.4.4(WAC)). Where bathroom fixtures are <br /> compartmentalized, provide separate fans in each space. <br /> e. Additional requirements for AFH per IRC Section R330(WAC). <br /> 5. Laundry Facilities: <br /> a. Show on plans if provided (facility not required per code). <br /> b. Local exhaust is recommended, but not required, when not placed in a room equipped with a <br /> local exhaust (e.g., bathroom), particularly if a utility sink is provided. <br /> c. Dryer exhaust shall comply with IRC Section M1502. <br /> 6. Doors: <br /> a. The location, type, size, and swing or sliding direction (IRC Section R106.1.1). <br /> b. Minimum 6'-8"clear opening (IRC Section R305.1). <br /> c. Egress doors and landings per IRC Sections R311.1 through R311.3. <br /> d. Doors should not swing over stairs (Section R311.7.6). <br /> 7. Windows: <br /> a. Provide windows per IRC Section R303.1 except where compliant artificial light is provided. <br /> b. Limit total area of windows for each side of the building per IRC Table R302.1(1) or R302.1(2). <br /> c. Show location, size, and bottom sill height of all windows. <br /> d. Provide emergency escape windows in sleeping rooms (IRC Section R310). <br /> e. Safety glazing should be specified where required per IRC Section R308.4. <br /> f. Fall protection should be provided when required per Section R312.2.1. <br /> In order for the processing of your application to continue, it will be necessary to provide the Building <br /> Division with two new sets of revised construction documents reflecting the corrections requested. <br /> Please include a response letter which indicates how the corrections were resolved. <br /> These initial comments are general in nature and based on preliminary information.Additional <br /> comments will typically be generated once a complete submission is reviewed.
