Site Plan. <br /> a. Please clarify on the site plan the location and dimensions of the existing deck and stairs, as the removal <br /> of these structures are included in the scope of the proposal. <br /> b. The site plan has been revised to show the standard property line setbacks, however the scale provided <br /> on the site plan is inconsistent.The site plan submitted on 10/31/23 matches the previously submitted <br /> site plan yet re-labels the distance from the rear property line.The lengths of similar dimension callouts <br /> on the site plan (i.e. 20' rear setback and the 20'wide proposed deck)do not match. Please revise the <br /> site plan to be at a consistent scale. Please also revise the proposal to meet the setback and height <br /> restrictions for decks,as described below. <br /> c. Upon further review, I noticed the property line dimensions do match recorded documents. Please <br /> revise the siteplan to include the legal description and property line dimensions as shown on the <br /> g p p p Y <br /> recorded plat map. I have attached this plat map for reference.The legal description for the parcel is as <br /> follows: <br /> LOT 26, HANABROOK DIVISION 2, ACCORD" • 0 THE PLAT THEREOF, RECORDED IN ME 5 <br /> OF PLATS, PAGE 56 THROUGH 60, INCL 6 E, RECORDS OF SNOHOMISH COUNT" <br /> WASHINGTON. <br /> SITUATE IN THE COUNTY OF SNOHOMISH,STATE O ASHINGTON. <br /> APN:007953-000-026.00 <br /> which currently has the address of 5413 Parkview Ln,Everett,Washington 98203 ("Property Address') <br /> 2. Setbacks and Height. Please demonstrate how the structure can meet the "Exceptions to building or structure <br /> placement requirements" in EMC 19.06.030.B.1,which states the following: <br /> 19.06.030-Exceptions to building or structure placement requirements. <br /> B. Porches, Decks and Steps. <br /> 1. Rear or Side Setback. <br /> a. No setback from rear or side lot lines if no higher than forty-two inches above <br /> the existing grade. <br /> b. Setback in rear may be reduced fifty percent, or six feet, whichever is more <br /> permissive, if no higher than ten feet above existing grade and if uncovered(i.e., no <br /> roof). <br /> As depicted,the proposal is not approvable by Planning as the proposed deck will be approximately 11'3"tall <br /> from grade and may be located within the rear setback. <br /> Please contact me directly if you have any questions regarding the above. <br /> 1 IL.1 <br />
