0 <br />1. Modifications to the construction of the front porch roof structure, specifically removal <br />ofposts <br />Front porch roof structure was not modified. <br />Architectural <br />1. The bedrooms should have emergency egress openings The minimum opening <br />dimensions and area, and maximum bottom sill opening height of the floor, should be <br />specified. Structural modifications may be required. See IRC Section R310. <br />• This cosmetic remodel is not a substantial alteration. It is a Level 1 alteration, <br />which allows for windows in sleeping rooms to remain per original construction. <br />2. The project appears to include adding stairs in the carport. Details for the <br />construction should be included, The stair rise and run, and width, should be specified. <br />Handrails should be provided. Landings are required. See IRC Section R311.Z <br />Stairs/landing to be removed. New steps will be added. <br />3. Smoke and CO alarms should include a note requiring the alarms to be hardwired, <br />interconnected, and provided with back-up battery power. See Sections R314 and R315. <br />Noted. <br />4. The project appears to involve increasing the conditioned space by converting the <br />storage room. Energy credits are required per WSEC Section R406. The required <br />number of credits should be normalized per Table R406.2. A schedule of the selected <br />credits should be included in the drawings The performance requirements for the <br />selected credits should be specified. <br />• Unconditioned space (storage room) will continue to be unconditioned space, so <br />no Energy credits are required. <br />5. Insulation should be specified for all exterior walls, floors, slab -on -grade, and <br />ceiling/roof cavities per WSEC Table 402.1.1. <br />R-value for wall infill shown in wall legend on Sheet A2.1. <br />6. The project includes new windows and exterior doors The required thermal ratings <br />for each type of vertical fenestration should be specified. See WSEC Table R402.1.1. <br />• New window in Kitchen above sink is only change. No new exterior doors were <br />added. <br />
