I am <br /> reviewing the request for Planning. It has been brought to my attention that there is an active Code Enforcement Case <br /> on this property, CE22-0655.The violations as identified in CE22-0655 must be addressed prior to approval/issuance of <br /> your current permit application. Based on the violation information on file, I have included some references below for <br /> you to review/address with your revisions.Additional comments or corrections may be required upon review of the <br /> requested information. <br /> • Site Plan.The site plan must be drawn to meet the minimum residential site plan checklist requirements <br /> including but not limited to identifying all existing and proposed structures and site improvements, setbacks to <br /> all existing and proposed improvements, accurate lot coverage calculations, etc. Please refer to the checklist for <br /> complete details and revise the plan accordingly. <br /> • Residential Accessory Buildings.The violation details indicate a residential accessory building was constructed <br /> without permits and possibly located within required setback areas. Residential accessory buildings are subject <br /> to the requirements of EMC 19.08.110. Setback requirements are identified in EMC 19.06.020.E,Table 6-3. <br /> Please review and revise your plans accordingly. <br /> • Fences.The violation details also indicate a fence was constructed, likely within the right-of-way,without a <br /> permit. Fence height, design, and location requirements are identified in EMC 19.40. Fences proposed within the <br /> public right-of-way require a Public Works permit per EMC 19.40.030. Please review and revise your plans <br /> accordingly. <br /> For reference,the residential construction submittal checklist is available online and includes the residential site plan <br /> checklist and building height handout. Re-submittal instructions are outlined here; please submit at minimum 2 copies <br /> of any revised documents/plans.
