In order <br /> for the Planning Department to approve the permit, please address the following: <br /> 1. 1 cannot find any permit history for the second unit in the basement. It looks like the house was built in 1962 <br /> and annexed into the City in 1991, so it is possible that the unit in the basement was created before this <br /> property was annexed in. Moving forward,you have a few options which I have outlined below: <br /> a. Option 1: Submit an Accessory Dwelling Unit application to permit this unit as an ADU. In order to have an <br /> ADU, either the main residence or the ADU has to be owner occupied. You would need to complete the <br /> attached ADU checklist (fee is$560.00). Also included in the application is a certificate and covenant. These <br /> will need to be notarized and the covenant needs to be recorded at the County prior to issuance of the <br /> building permit. Since there are 2 bedrooms in the basement,the school impact fees apply(see attached) <br /> and are due prior to permit issuance. Option 2: remove the kitchen from the basement. You may have a wet bar sink and other appliances <br /> (refrigerator, microwave, etc.), but the stove would need to be removed. <br /> c. Option 3: submit a Nonconforming Use Certification application to possibly certify the structure as a duplex <br /> (application attached and fee is$224.00).
