CITY OF EVERETT <br /> Woodinville,WA 98072 <br /> Permit Services <br /> Re: Olin Fields Apartments—Damaged Deck Framing Review <br /> 10115 Holly Dr.Everett,WA 98024 <br /> DEI Project#22-201 <br /> Dear Mr. Keck: <br /> On Wednesday,October 26th,2022,Dibble Engineers Inc.(DEI)completed a site visit to the Olin Fields Apartments. <br /> Present for the site visit was Mr.Shane Keck and Mr.Jason Bean of Keck General Construction,Mr.Cody Jones of <br /> Security Properties,and Ms.Lindsey Peterson of DEL The purpose of this site visit was to review the exposed <br /> damaged breezeway and floor framing and discuss preliminary repair options. <br /> Project Description <br /> The Olin Fields Apartments are a multi-family apartment complex and consists of 19 apartment buildings with a <br /> clubhouse and office building.The apartment buildings are three-stories with wood-framed walls and floors. Each unit <br /> appears to have a deck,with each of the floor level decks stacking.The units are accessed by exterior wood-framed <br /> stairs and breezeways.According to the Contractor,there are approximately 112 damaged wood-framed decks and <br /> at least 7 damaged breezeways to be reviewed and repaired. <br /> Observations & Repair Recommendations <br /> ITEM#1:BUILDING R-DAMAGED BREEZEWAY AND WALL FRAMING <br /> At the south east comer of Building R, DEI observed severely damaged exterior wall and breezeway framing.There <br /> are two parallel 6x beams bearing on bundled stud posts at each end of the exterior fin wall and one perpendicular 6x <br /> beam hung off the face of one of the other 6x beams.The perpendicular 6x beam intersects the western end of the <br /> wall and supports the edges of the breezeway,and the other two parallel 6x beam supports the stair stringers and <br /> landing.The breezeway joists appear to span north to south,with the landing joists spanning east to west. <br /> The two parallel 6x beams are significantly damaged at the southern end. DEI recommends installing shoring to <br /> support each of the beam ends per the attached SK-1,and then saw-cutting off the damaged beam ends up to three <br /> and a half inches and hanging them off of new,replaced framing per the attached sketches.The perpendicular beam, <br /> which spans along the southern edge of the breezeway,should be removed and replaced once the shoring is <br /> installed below the breezeway joists.The replaced perpendicular beam should be approximately six inches longer <br /> than the existing beam,so that the beam end bears on the replaced bundled wall studs with the other 6x beam hung <br /> off of the face.Refer to SK-3 for more information about this repair. <br /> DIBBLE ENGINEERS INC 11029 Market Street, Suite 200, Kirkland WA 98033 1425.828.4200 I dibbleengineers.com <br /> IDS <br />
