Stormwater <br />from existing vegetation generally flows offsite towards the south, dispersing <br />over a slope. Currently erosion and instability has developed within the <br />landscaped backyard. See the Existing Conditions & Demo Plan in the Civil <br />Plan Set in APPENDIX A. <br />Developed Conditions <br />Development will consist of a proposed stormwater dispersion trench and <br />the construction of a structural retaining wall. See Civil Plan Set in APPENDIX <br />A and Structural Plans in APPENDIX C. <br />Major Site Soils <br />Alderwood-Everett gravelly sandy loams (4), 25-70% slopes, HSG "A/B", <br />covering approximately 100% of site. <br />See the NRCS Soils Report in APPENDIX E for site soil details. <br />Recommended Drainage <br />Stormwater runoff will sheet flow to a dispersion trench and disperse in an <br />Best Management <br />unconcentrated manner to the southwest.
