As such, I want to relay <br /> information that was given then.This property is located within a Mixed Urban ('MU') zone outside of <br /> metro Everett, meaning that it must adhere to the regulations pertaining to sign category A. <br /> In order for the new wall signs to be installed,there must be removal of 1 non-conforming sign for every <br /> new sign that is to be put up as per EMC 19.36.070.The current wall signs are considered conforming <br /> and are therefore not applicable.According to Table 36-2, the minimum setback from the lot line <br /> abutting the street right-of-way is 3 feet.The freestanding sign located on the corner of 41"Street and <br /> Rucker Avenue does not meet these requirements; therefore, it is considered nonconforming and must <br /> be brought into conformance prior to the installation of a new wall sign. Additionally, all freestanding <br /> signs must provide a landscape/protective island around the base of the sign that meet the <br /> requirements set forth in 19.36.050. <br />
