I am the planner conducting the Planning <br /> review for this application; please note the following comments are not a thorough plan check review and they may only <br /> address larger zoning compliance points and the submittal checklist. Additional comments may be provided by the <br /> Building Reviewer for your application; please utilize the Online Permitting Portal to check on the status of other <br /> reviewers. <br /> Unfortunately, Planning cannot further review and/or approve your permit submittal until the following has been <br /> addressed: <br /> • 52206-004— <br /> • The total area for the proposed MID is beyond the maximum allowable area; per Table 36-2, the <br /> maximum area allowed for freestanding signs with Sign Category A is 75 sf. Please revise accordingly. <br /> o Per EMC 19.36.050.A.2, "Freestanding signs must have a substantial base that is at least half as wide and <br /> thick(measured horizontally) as the sign itself."The width of fuel price portion of the sign is 5ft in width <br /> and the ARCO and AM/PM is 12ft, so the upper portion of the sign should be reduced accordingly. <br /> o The landscaped protective island must"be designed and constructed so as to provide protection at least <br /> three feet in all directions from the sign structure," per EMC 19.36.050.A.3.The landscape plan for this <br /> sign indicates that there is only 1ft of protective island extending towards the rear of the property, so an <br /> addition 2ft of protective island must be added on that side. <br /> • 52206-005— <br /> • The total area for the proposed MID is beyond the maximum allowable area; per Table 36-2, the <br /> maximum area allowed for freestanding signs with Sign Category A is 75 sf.
