See <br /> Figure 1 - Vicinity Map. The entire property consists of one lot totaling 0.35 acres. <br /> Approximately 0.2676 acres will be disturbed for this project. <br /> Land use around the site is primarily single-family. There is an existing single family <br /> home structure and a detached garage to be demolished and removed. Access to the <br /> duplex will be through a new improved driveway in the same location as the exiting <br /> driveway from 4th Ave W. <br /> The existing site consist of one lot that is trapezoidal in shape with an average <br /> dimension running east west of 235 feet and average width running north south of 63 <br /> feet. The grades on the site are almost flat (1% to 2%) sloped toward the southeast away <br /> from the proposed building structure. Terrain on the portion of the site to be disturbed is <br /> sloped moderately with slopes ranging from 1%-2%.
