Please review and respond to the comments <br />below. <br />1. The submitted drawings appear to include prior unpermitted work, including but not limited to a <br />second dwelling on the lower -level floor. The existing conditions shown in the drawings are not <br />consistent with the available City of Everett and Snohomish County records. A copy of the old <br />SnoCo Field Assessor record is attached; note that the SnoCo records only provide a record of the <br />building condition for the purpose of assessing taxes and do not substantiate a permitted <br />condition. The drawings are also not consistent with photography available on the real-estate <br />website Redfin.com and Zillow.com. The drawings should be revised to show all previous <br />unpermitted work as new work; all new work is required to comply with the current code <br />requirements. Alternatively, the drawings should show the removal of unpermitted work and <br />restoration of the building to its previous legally permitted condition. See IRC Sections R102.7.1, <br />R105.1, and R113.1. <br />2. The house is subject to Code Enforcement action per File No. CE21-0128. The drawings to not <br />provide sufficient information to address the unpermitted conditions and should be revised. See <br />IRC Section R105.1 and R113.2. <br />3. The proposed project appears to involve work that is not clearly shown including but not limited <br />to modifying walls, doors, floors, roof, windows, sinks, showers, and toilets. All proposed work <br />should be clearly shown in the drawings. The drawings should clearly delineate between <br />existing and new work using established drafting standards. All demolition should be shown on <br />the existing floor plans. All new construction should be shown on the new floor plan. Where <br />the proposed project includes modifications to existing building components (e.g., gypsum wall <br />board, insulation, etc.), these components should be similarly delineated from existing <br />component that are not being altered.
