To provide for intensive, mixed use development in areas around high capacity <br />transit stops, including bus rapid transit and future light rail stations; and <br />c. To promote high quality, pedestrian friendly developments with attractive <br />streetscapes and public amenities. <br />D. Industrial Zones. <br />1. Zone Light Industrial 1 (LI1). The purpose of the light industrial 1 (LI1) zone is to <br />accommodate a diverse range of uses, including light industrial and manufacturing, with <br />additional opportunities for residential use. <br />2. Zone Light Industrial 2 (LI2). The purpose of the light industrial (LI2) zone is to: <br />a. Provide for and protect areas for high quality campus style office and industrial <br />park development on large parcels of land; <br />b. Establish standards which promote a high level of aesthetic amenities such as view, <br />open space, native vegetation, landscaping, unusual natural site features and quality <br />architectural design; <br />c. Protect and buffer adjacent residential uses from the incompatible aspects of office <br />and industrial park development; <br />d. Allow for only those uses which are able to comply with the development <br />requirements and performance criteria which assure compatibility with surrounding <br />uses; and <br />e. To provide areas for development of high-quality single or multiple tenant business <br />parks which offer opportunities for a wide variety of nonretail business to locate in <br />small to medium office and warehouse spaces. <br />3. Heavy Industrial (HI). The purpose of the heavy manufacturing zone is to provide for and <br />protect certain areas of the city for heavy manufacturing uses. This zone is also intended <br />to: <br />a. Provide and protect areas of the city for marine-related commerce, while striking a <br />balance with the need for limited commercial uses; <br />b. Preserve Everett’s “working waterfront” character; and
