10 <br />6. PARK DISTRICT MODIFICATIONS <br />A. Purpose. The purpose of this Section 6 is to provide a unified location and roadmap for <br />standards and procedures for approval of proposed Project modifications for consistent <br />application to the Park District. The City and EHA acknowledge and agree that the Project <br />will be developed in phases over the term of this Agreement, and that EHA may propose <br />modifications or refinements to the Final Development Plan with each Phase, which will <br />be evaluated in accordance with the table below. <br />B. Modifications Table. <br /> Type of Proposed Modification Process for Approval of Modification <br />1. Proposed Final Development <br />Plan contains modifications to <br />Preliminary Development Plan <br />When the EHA applies for a Final Development Plan, <br />the new Plan shall be approved by Planning Director <br />pursuant to EMC [PDDR] 19.29.080 if such final plan <br />is in substantial compliance with the approved <br />preliminary plan as provided in EMC [PDDR] <br />19.29.130.B. <br /> <br />If final plan is not in substantial compliance, then <br />approval of the final plan will require amendment of <br />PDO Ordinance by City Council in accordance with <br />EMC [PDDR] 19.29.060.A and EMC [PDDR] <br />19.29.060.B.1. <br />2. Modification of approved Final <br />Development Plan <br />A minor change to an approved Final Development <br />Plan shall be authorized by the Planning Director <br />when such change is consistent with either EMC <br />[PDDR] 19.29.120 or EMC [PDDR] 19.29.130.B. <br />Modifications that are not minor changes will <br />require approval by City Council after Planning <br />Commission recommendation accordance with EMC <br />[PDDR] 19.29.120.B. <br />3. Modification of Park District <br />Design Standards <br />The Planning Director will review and approve <br />proposals for modifications of the Park District <br />Design Standards in accordance with processes <br />contained in the Park District Design Standards. <br /> <br />If a proposed modification is not subject to approval <br />under the processes contained in the Park District <br />Design Standards or is beyond the scope of such <br />process, then the modification will require <br />amendment of PDO Ordinance by City Council in <br />accordance with EMC [PDDR] 19.29.060.A and EMC <br />[PDDR] 19.29.060.B.1. <br />4. Modification of Park District <br />Development Regulations <br />Any modification of the Park District Development <br />Regulations requires approval by City Council by <br />amendment of the PDO Ordinance in accordance
