Mr. Eric Evans
Shelter Holdings
Plan Check Number: B1912-032, First Structural Review
January 3, 2020
Structural
General:
1. The concrete schedule in Note "03000: Concrete' of the Structural Notes on Sheet SLOB
specifies exterior concrete strengths less than 4,500 psi. The project appears to include
concrete elements that are exposed to freeze -thaw cycles and water and qualify as Class F2
concrete per ACI 318-14 Table 19.3.1.1. In addition, the project appears to include concrete
elements exposed to deicing chemicals, which qualifies as Class F3 concrete. Per ACI 318-14
Table 19.3.2.1, the minimum concrete strengths for Class F2 and F3 concrete are 4,500 psi and
5,000 psi, respectively. The minimum concrete strengths for exposed concrete on Sheet SLOB
should be revised as required. See IBC Section 1901.2.
2. The First Story concrete columns on Sheet S2.12B do not appear to be specified. See Sheet
S2.11B specifying columns for the south end of the structure. The columns should be specified.
The dark areas within the concrete shear walls, which are specified as Column Type C3 on
Sheet S2.11B, should be similarly specified. See IBC Section 1603.1.
3. The First Story concrete shear walls on Sheets 2.11B and S2.12B do not appear to be specified.
Section 16/S6.05 is specified at multiple locations but is not identified as a typical condition.
The required construction of all walls should be clearly specified. See IBC Section 1603.1.
4. The Wood Framing Plans on Sheets S4.11B through S4.52B include a Wood Beam Schedule.
The "Type" column of the schedule appears incomplete. It appears the schedule is intended to
specify beam sizes identified in the plans, such as "FR-X" and "HR-X". The schedule should be
revised as needed. See IBC Section 1603.1.
5. Continuing with the previous comment, some framing in the Wood Framing Plans on Sheets
S4.11B through S4.52B appear to include additional information that may be redundant or
conflicting with the Wood Beam Schedule. See the "FB-5x15" framing at Grid A/12.2-12.8
occurring on all floor levels; the framing also occurs at other locations. The framing should be
reviewed and revised as needed. See IBC Section 1603.1.
Foundation System:
6. The building foundation is supported by cast -in -place concrete piles per the Pile Plans on Sheets
S2.01B and S2.02B. The locations of some piles do not appear to be specified. See IBC Section
1603.1. The following conditions should be addressed:
a. Single piles located off -grid. See the pile located near Grid K/4 for an example.
b. Pile pairs located off -grid. See the piles located near Grid E/10. Note that the spacing
between the piles is not specified in Detail 6/S6.03. Both the spacing and grid offset(s)
should be specified.
c. The piles supporting the mat foundation at Grid E-G/7.5-8. Note that while Sections
17/S6.06 and 20/S6.06 specify a 2'-V pile inset dimension, the overall dimensions for the
foundation do not appear to be specified. The dimensions should be identified as typical.
3200
dar
0 Everett WAStreet98201 O 425.257.88577 fax O everett asgov/permitgov
s
