2. EXISTING CONDITIONS SUMMARY <br /> The site is located at 620 Waverly Ave, in the City of Everett, and in Section 8, Township <br /> 29N, Range 5E, Willamette Meridian. See Figure 1 - Vicinity Map. The gross site area is <br /> approximately 0.14.acres. <br /> Land use around the site is primarily single-family homes and a golf course. The existing <br /> site is developed and contains a SFR, and paved driveway. For this project 388 sf of roof <br /> impervious surfaces will be added. Vegetation on the site consists of grass. The existing <br /> developable site is rectangular in shape. <br /> The existing soils on site were determined from the soil logs provided by Ferro Drainfield <br /> Design, Inc. which found soils to be light brown sandy loam to 21 inches. The USDA Web <br /> Soil Survey found that the site consists of Alderwood-Urban land complex. <br /> The general site slopes for the project area are flat and average approximately 4 percent <br /> down to the southwest. Based on the existing soil information and the setbacks of the <br /> proposed improvements from any of the property lines or critical areas there is little <br /> potential for erosion or sedimentation during construction, assuming the basic BMPs <br /> included in the SWPPP. are installed and maintained properly.
