ANS: The existing wall that where installed by the previous owner are being replace with <br />the new scope of work in the garage area. <br />6. The garage appears to show improvements at the rear of the building. It is noted that the <br />scope of work potentially identifies these. However, the work does not appear to be <br />legally constructed, and should therefore be shown as new construction, not existing. It <br />is required to comply with the requirements for the current building code. See IRC <br />Sections R102.7 and R105.1. <br />ANS: The scope of work will be the entire garage / partitioning 3 bedroom, 1 bathroom <br />remodel. <br />7. Continuing with the previous comments, the modified space in the garage appears to have <br />multiple non -compliant issues. The bathroom does not appear to comply with IRC <br />Section R307. The exterior walls for this space are required to be insulated per WSEC <br />Section R502; note that this is defined as an addition per Chapter 2 for the purpose of <br />applying the energy code. <br />ANS: New exterior stud wall are insulated with R-21 <br />8. The house shows an existing deck and ramp in the front. Based on aerial photography, <br />the deck was added within the last year. On-line photography on Google Earth shows the <br />ramp under construction. Permits were not obtained per our records. The deck and ramp <br />should be shown as new construction. Blocking should be provided in the walls <br />capable of resisting a minimum 200-pound load. Sheet P-8 specifies energy credit option la, which is not in the 2018 WSEC. Sheet P-11 <br />lists option 1.2. The correct option should be consistently stated. The performance <br />requirements for the exterior envelope components should be clearly and consistently <br />specified. <br />ANS: WSEC 2018 reflects the scope of work in garage area. <br />11. Page P-2 states the project involves modifying 463 SF. However, the previously <br />permitted garage spaces in not legal. The total gross converted space is 572 SF <br />(approximately 540 interior net space). The house is required to have a whole house <br />ventilation system.
