The existing exterior garage walls enclosing new conditioned space are required to have <br />minimum R-21 insulation. The wall framing is nominal 4-inch studs. Alternative insulation or <br />modifications to the walls are required to provide the required insulation. See WSEC Table <br />R402.1.1. <br />8. The typical garage section on Sheet P-7 should specify a baffle extending above the insulation <br />per WSEC Section R402.2.3. <br />9. Sheets P-2 and P-4 state the project involves modifying 463 SF. However, the previously <br />permitted garage spaces in not legal. The total gross converted space is 572 SF (approximately <br />540 interior net space). The house is required to have a whole house ventilation system. This <br />may be addressed on Sheet P-5, but it is not clear. The drawings should include a clear <br />statement to provide a whole house ventilation system and specify the system requirements. <br />See Section R303.4. <br />Structural <br />1. Sheet P-4 appears to show structural modifications on the north and west sides of the building. <br />The modifications should be clearly stated in the plans. The plans should clearly delineate <br />between new and existing work. Infilled wall areas and previously unpermitted wall <br />modifications should be shown as new construction. All previous unpermitted walls should be <br />shown as new work. See Section R106.1.1 <br />2. The garage is required to provided brace walls per Section R602.10. The locations of the <br />panels and the type(s) of construction should be specified. Details should be provided. See <br />Sections R102.7.1, R106.1.1, and R106.1.3. <br />3. The required construction and details for the ramp and deck are not complete. See Section <br />R507. The following comments should be addressed: <br />a. The ramp framing is not complete. The joist spacing is not specified. The center joist does <br />not appear to have intermediate support along its length; the span(s) is not defined. <br />b. The maximum ramp slope should be specified. <br />c. The ramp width should be specified. <br />d. Details are required for the guards. The guards, connections to the supporting framing, and <br />supporting framing should be designed to resist a minimum 200 lb load per Table R301.5. <br />e.
