R106.1.1 <br />2. The construction drawings should include all levels of the house. Detailed construction <br />information is not required for areas that are not included in the proposed scope -of -work. At a <br />minimum, the plans should show the walls, doors, egress routes, windows including egress <br />windows, smoke and CO alarms, and use of each room. See IRC Section R106.1.1. <br />3. The Site Plan appears to show the West wall of the converted garage within 5 feet of the <br />property line. A one -hour construction is required for exterior walls with a fire separation <br />distance of less than 5 feet per IRC Table R302.1(1). Drawings should specify the location of <br />the fire rated construction and provide a detail of the assembly. <br />4. The roof eaves project approximately 3 feet from the property line on the West wall per the site <br />plan. A one -hour construction is required on the underside of the eaves (see alternatives and <br />exceptions provided). In most solutions, the soffit venting will not be permitted in the eaves in <br />these locations and the roof venting should be relocated to an approved location. Table <br />R302.1(1) <br />5. It appears a new bathroom is being added in the converted garage space. New walls to frame <br />in the bathroom should match the legend shown on the Proposed Floor Plan sheet. R106.1.1 <br />6. It appears the windows in the Southwest corner are being modified. The drawings are not <br />consistent with the real-estate website Redfin.com. Please show all proposed changes to <br />building. R106.1.1 <br />7. Smoke and CO alarms should be provided per IRC Sections R314 and R315. The locations of all <br />alarms should be shown on the plans. A note should be included requiring the alarms to be <br />hardwired, interconnected, and provided with back-up battery power as required. Alarm <br />clearances should comply with Section R314.3 Item 4 and Section R314.3.1. <br />8. The roof details should comply with the ventilation requirements of IRC Section R806 and WSEC <br />Section R402.2.3. Include a calculation for the minimum required ventilation area in the <br />drawings. The vents should be equally distributed between the roof eaves and ridge, and <br />around the building perimeter. <br />9. The project includes replacement of the existing windows and exterior doors. The required <br />thermal ratings for each type of vertical fenestration should be specified. See WSEC Table <br />R402.1.1. <br />10. The architectural drawings should include a schedule listing the selected energy credits for the <br />proposed project. WSEC Section R103, R406. <br />a. See selected energy credit 3.3 on the additional submittal document package. Please <br />specify the location of the ground source heat pump, the type, and required rating <br />on the drawings. <br />b. See selected energy credit 5.3 on the additional submittal document package. Please <br />specify the type and required rating on the drawings. <br />c. See selected energy credit 7.1 on the additional submittal document package. The <br />drawings should specify the selected option. <br />This review has been performed for general compliance with the building codes as adopted and <br />amended by the state of Washington and the city of Everett. Corrections and comments made <br />during the review process do not relieve the project from compliance with code and permit <br />requirements.
