The garage should be separated from habitable rooms <br />above with not less than 5/8-inch Type X gypsum board or equivalent. See Table R302.6. <br />2. See Office and Hall on Sheet A-1.4. Safety glazing should be specified for all glass walls. R308.4 <br />3. See Detail 6/A-5.1 and Section 2/A-3.1. The window well shows an emergency ladder and a <br />glass guardrail at the top of the window well walls. The glass railing is preventing the ability to <br />exit the window well at the top of the ladder. The ladder should be extended to the top of the <br />glass guardrail or provide an access to exit from the top of the ladder. <br />4. See Sheet A. 1-3. It appears that solar panels are included on the roof. Please see attached <br />document for the Residential Photovoltaic Permit Application. <br />See Sheet A-1.3 and A-4.3. The plans appear to show a glass roof. The size of the glazing <br />appears to not meet the requirements of where screens below the glass are not required <br />(R308.6.5). A screen meeting the requirements of Section R308.6.7 should be installed below <br />the glass. R308.6.3. <br />Structural <br />1. See Sheet S5. It appears that Detail 1/S11 is referenced on Grid Line A and between Grids 6 <br />and 7, but Detail 1/S11 does not apply. A 2'-6" parapet is specified on the plans per Detail <br />1/S11, and roof joists appear to frame perpendicular to the wall but Detail 1/S11 is a gable end <br />support detail with no parapet. R106.1.1 <br />2. See Sheet S5. It appears that Detail 3/S11 is referenced on Grid 7, but the detail appears to be <br />incorrect. Plans show joists parallel to the wall, but detail shows framing perpendicular to the <br />wall. R106.1.1 <br />3. The structural drawings should include a statement of "Deferred Submittals" listing work <br />designated as deferred submittals. See IBC Sections 107.2.1, 107.3.4, 107.3.4.1, and <br />107.4. The note should be revised as follows: <br />a. The submittals should be prepared and signed by a professional engineer licensed in the <br />state of Washington. <br />b. The submittals should be reviewed for conformance with the approved construction <br />drawings and the applicable building codes and marked for approval by the engineer -of - <br />record (EOR) prior to fabrication and installation. <br />4. Plans appear to show a canopy welded to the upper beam that is specified to be designed by <br />others on Sheet S5, Grid Line 3. The following comments should be addressed. <br />a. The canopy should be included in the list of deferred submittals.
