Shyamal Gounder <br />Shyvani Investments LLC <br />Plan Check Number: B2103-052, First Building Review <br />February 9, 2022 <br />and Seismic Section (SDPWS) Section 4.3.4, Table 4.3.4 for maximum shear wall aspect ratios, <br />and Figure 4D for typical individual full -height wall segments height to width ratio. <br />14. Continuing with the previous comment, it appears that Detail 6/S9 is specified on Grid 4, but no <br />floor framing occurs at this wall location. Notes on the plans specify open to below. <br />15. See Page 143 of the structural calculations. Plans appear to be missing the required holdowns. <br />Missing holdowns include but are not limited to Grids 2, 3, and 5 at upper -level walls. For <br />example, the shearwall on Grid 2 of the upper level appears to require HST2 holdown straps per <br />Page 143, but Sheet S5 does not specify or show any holdowns. Plans should be updated to <br />show all required straps and holdowns on all levels. <br />16. See garage walls on Sheet S4, Grid C. It appears that a Simpson CMST14 strap is specified. It is <br />not clear if this shearwall is intended to be utilized as a force transfer shearwall or a segmented <br />wall. Calculations should be provided for the force transfer around openings shearwall if this is <br />the intended design. See Section 4.3.5 of the SDPWS. Note that it appears the shearwalls would <br />not meet aspect ratios per Section 4.3.4 of the SDPWS if the shearwalls are designed as <br />segmented shearwalls. <br />17. See Sheet S5, Grid 3.8. It appears that a shearwall type 2 is specified at the location of the <br />W10x77 beam, but no wall is present. <br />18. See Sheet S2, Grid C. It appears that a shearwall type 2 is specified at the basement level wall <br />adjacent to the stairs on Grid C. Plans should provide a footing under the shearwall. <br />19. See Sheet 2, Grid 5. It appears that Detail 1/S8 is referenced for the retaining wall between the <br />garage and basement. It appears that the garage slab is not shown in the referenced detail. <br />Please address the following comments: <br />a. Provide a detail showing the garage slab above at the top of the retaining wall and <br />connections to the retaining wall. <br />b. Structural Calculations should show the design of the retaining wall including a <br />surcharge load from vehicles parked in the garage. Please see the geotechnical report <br />(ES-7092) for the vehicle surcharge load provided in Appendix A of the Drainage Report. <br />c. It appears the retaining wall should be considered a restrained retaining wall due to the <br />garage slab at the top of the wall and basement slab at the bottom. The rebar location <br />in the stem wall should be reconsidered during the design of the wall. <br />d. Retaining walls supporting more than 6 feet of backfill height measured to the bottom of <br />the footing should include an additional seismic lateral earth pressure. Please see the <br />geotechnical report (ES-7092) provided in Appendix A of the Drainage Report for the <br />seismic surcharge load. IBC 1807.2.2 <br />20. See Details 2/S8, 3/S8 and structural calculations. Retaining walls supporting more than 6 feet <br />of backfill height measured to the bottom of the footing should include an additional seismic <br />lateral earth pressure.
