Landscape Modification Checklist: <br />Attachment for Permit B2404-026 — Everett Municipal Building Public Sidewalk Restroom <br />Landscaping is required at minimum between the structure and the property lines; removal of the <br />landscaping shall require a landscape modification that meets one of the modification provisions of EMC <br />19.35.190. Note that pedestrian walkways can cross required landscaping per EMC 19.35.130.D, but <br />they should not eliminate the landscaping areas altogether. <br />• The Everett Municipal Public Sidewalk Restroom Structure is a 20' x 20' accessory building that <br />will provide public access to a restroom within the Downtown Everett Business District. <br />The CMU structure with a metal gable roof contains two separate restroom stalls for public use <br />and a small storage area for janitorial and cleaning supplies. <br />We respectfully request a modification to eliminate the landscaping requirement for this public <br />sidewalk restroom. The intent of the sidewalk restroom is to create a safe and accessible <br />amenity within the downtown business district that can be used by the public. <br />Our goal is to site this restroom as close to the sidewalk as possible while meeting grading <br />requirements for ADA access on the ramp and landing with the fewest number of obstructions. <br />The slope will require additional ramp width to accommodate safety handrails and will <br />discourage and address any concealment issues close to the building and its doors by providing <br />clear lines of sight between the structure and sidewalk. <br />
