Modification of Development Standards Checklist: <br />Attachment for Permit B2404-026 — Everett Municipal Building Public Sidewalk Restroom <br />Accessory buildings are not exempt from meeting the minimum building/form standards of EMC 19.12. <br />A development standards modification application shall be required for any modification requests from <br />EMC 19.12. The design standards of EMC 19.12 have not been met and/or clearly demonstrated with <br />the plans provided, including but not limited to: <br />EMC 19.12.030, Table 12-1: Minimum Building Height (15-feet) and Minimum Building Depth <br />(50-feet) <br />The Everett Municipal Public Sidewalk Restroom Structure is a 16' x 16' accessory building <br />that will provide public access to a restroom within the Downtown Everett Business District. <br />The CMU structure with a metal gable roof contains two separate restroom stalls for public <br />use and a small storage area for janitorial and cleaning supplies. The total height of this <br />prefabricated structure is approximately 12 feet and does not conform to EMC 19.12.030 <br />minimum height restrictions. This is an engineered, prefabricated restroom structure whose <br />height and depth cannot be modified to meet minimum standards. <br />EMC 19.12.100, Table 12-4: Weather Protection (75% of front building fagade, min. 6' depth, 8' <br />min. height above sidewalk); EMC 19.12.1401 also requires all building entrances in Metro <br />Everett feature weather protection <br />The Everett Municipal Public Sidewalk Restroom Structure is a 16' x 16' CMU structure with <br />a gable roof extending an additional 2 feet around the perimeter of the structure. This will <br />provide 20 linear feet of weather protection along Wetmore Avenue. <br />This overhang does not conform to EMC 19.12.100 minimum depth restrictions. This is an <br />engineered, prefabricated restroom structure whose roofline cannot be modified or <br />extended further to meet building facade standards. <br />EMC 19.12.100, Table 12-4: Transparency (60% required) <br />The Everett Municipal Public Sidewalk Restroom Structure is a 16' x 16' CMU structure with a <br />gable roof extending an additional 2 feet around the perimeter of the structure. <br />The structure does not conform to EMC 19.12.100 minimum Transparency requirements. <br />This is an engineered, prefabricated CMU public restroom structure whose exterior <br />components cannot be modified to include windows or glass block to maintain its intended <br />use as a public sidewalk restroom. <br />
