This email will serve as the review letter. As we discussed, please give <br /> me a heads-up when you're ready to resubmit. I recommend waiting until you have received comments from all <br /> reviewers. <br /> The comments below should be addressed. As discussed,the comments are basic; please let me know if you need any <br /> code references. Two revised full-sized hard-copies of the drawings should be submitted for review. An itemized <br /> response letter stating how each comment has been addressed should be included with the drawing. Additional revised <br /> documentation, including but not limited structural calculations and other supporting documentation, should be <br /> submitted as required. <br /> Comments <br /> Architectural: <br /> 1. The old and new garages should be marked as non-habitable, non-heated spaces. <br /> 2. Additional detailing should be performed for the guards, including but not limited to opening sizes. The guards <br /> should be design to resist a minimum 250 pound load;the specified 2x4 may not be sufficient. <br /> 3. The exterior stair should have a minimum nominal width of 36 inches. A landing should be provided at the <br /> bottom. Additional steps or walkway may be required between the landing and driveway. <br /> 4. The garage specified optional roof insulation and drywall. The roof should be revised to vented or unvented <br /> construction. Reference to optional work should be removed. The engineer should verify that the structure has <br /> sufficient vertical and lateral capacity for the insulation. <br /> 5. The window on the south side adjacent to the bottom stair landing should be safety glazing. The north windows <br /> are low to the ground and adjacent to a presumed walking path; safety glazing is recommended for these <br /> windows. <br /> 6. The garage floor should be sloped towards the garage doors. <br /> Structural: <br /> 7. The structural drawings should bearing a Washington state engineering seal, not a California seal. This includes <br /> Sheets S-01 and S-02. <br /> 8. The special inspections should be expanded to require concrete inspections (e.g.,forms, rebar, concrete <br /> placement, cast-in anchors,etc.). Inspections should also be required for the proprietary lateral system on the <br /> east side;the appropriate frequency is presumed to be continuous. <br /> 1 <br />
