The project involves conversion of the Lower Floor to an adult family home (AFH). The checklist form, to be completed by the building inspector, was not included and should be submitted. Note that the applicant's form and the 8.5x1 floor plans have been received. The form ay be obtained at the following website: https://everettwa.gov/DocumentCenter/View/108/Adult-family-home-checklist-PDF 2. The building appears to include unpermitted work. The work should be shown as new construction in the plans, or it should be identified for demolition and returned to the previously permitted condition. Alternatively, documentation should be submitted substantiating that the work was performed with a valid permit. All new work is required to comply with current code requirements per Section R102.7.1(WAC), regardless of whether it is physically in-place. The plans may require notes to remove finishes to allow inspections per Section R109. See Sections R106.1.1 and R105.1. Unpermitted work appears to include but is not limited to: a. Canopies over the rear deck. b. Deck stairway and associated modifications to the deck framing. c. Guards for the deck stairway and around the deck opening. d. Coverings extending between the west wall and the fence line. 3. Handrails should be specified at all stairways per Section R311.7.8. 4. Section A and the Typical Wall Detail on Sheet A-3 specify a thermal break between the slab and foundation wall of R-5. The minimum thermal rating should be R-10. See WSEC-15 Table R402.1.1. 5. The Foundation Plan on Sheet A-3 shows new 4x8 headers. The headers should be provided with king and jack studs per Section R602.7.5. 6. Fasteners should be specified for all structural framing per Table R602.3(1). Providing references to this table in the drawings does not satisfy this requirement. 7. The new exterior door on the west side of the building should be provided with a landing per Section R311.3. 8. The drawings should include a note requiring all smoke detectors to be interconnected per Section R314.5. 9. All exterior doors should specify a maximum thermal rating of U=0.3. See WSEC-15 Table R402.1.1. 10.The ADH shower at the Lower Level Plan on Sheet A-2 should show a single continuous grab bar along the back wall.
