Please dimension the property lines and setbacks with varying line weights for Staff review. In <br /> addition,the depicted lot lines are not consistent with the recorded shape of the property. As such, the site <br /> appears to be skewed, specifically, measurements based on recent aerial imagery indicate that there is <br /> approximately 17'from the rear property line to the existing single-family residence.The provided site plan <br /> identifies a 28' distance from the property line to the single-family residence. Please clarify this discrepancy. <br /> • Deck. Aerial imagery indicates the deck was expanded sometime between 2009 and 2011 within the rear <br /> setback however no permit history has been found to document this expansion. Unless documentation can be <br /> provided that this expansion was legally constructed, please update the permit scope to include the deck <br /> expansion and if necessary, update the deck to be consistent with EMC 19.06.030(B). <br /> • Survey. Please note, per EMC 19.39.070(C), a survey is required when a proposed building, addition, or <br /> alteration is within 1' of a required setback. As such, a boundary line survey may be required after the requested <br /> documentation or updates have been provided. <br /> For reference, the residential construction submittal checklist is available online and includes the residential site plan <br /> checklist. Re-submittal instructions are outlined here; please submit at minimum 2 copies of any revised <br /> documents/plans.
