Depending on your experience with the adopted codes and preparing documents, <br />we recommend consulting with a design professional to assist you. The following items should be <br />resolved: <br />1. Upon review it was found that the house has been assessed to contain 5 bedrooms, whereas the <br />plans show 5 bedrooms and a staff bedroom. This staff bedroom was not originally noted in the <br />project scope upon application. It may be beneficial to have a meeting with those of us at the <br />Building Department to discuss the scope you have provided. <br />2. From imagery provided by Redfin showing the orientation of the toilets in the bathrooms, code - <br />level bathroom grab bars as noted on the plans and the imagery from the AFH checklist do not <br />appear to be sufficient without the submittal of more information. Given these existing <br />conditions, details showing how Section R330.8 will be satisfied are required for review. <br />3. Emergency egress windows have been noted on the plans in the existing bedrooms, but no <br />emergency egress has been provided for the caretaker's room (labelled "staff bedroom"). This <br />item should be revised at resubmittal per IRC Section R310. <br />a. Also, where windows are to be replaced, it should be noted on the plan (see IRC Section <br />R310). <br />4. Lastly, submittal of the City of Everett AFH checklist does not substantiate compliance with the <br />codes. The checklist is a tool that the city provides to guide the designer in production of their <br />submittal. Please review the listed requirements and provide the requested information in <br />plans, plan notes, specifications, details, and sections illustrating the proposed construction of <br />the AFH tenant improvement (see IRC Section 106.1.1). Please provide the following information <br />in the submittal document: <br />a. Please provide a section -cut of the ramp which shows the handrail construction and the <br />ramp slope (see IRC Section 330.9). <br />b. Please provide dimensions and sections for the shower stalls provided for the tenants of <br />the AFH (see IRC Section 330.11). <br />c. Please note the specifications of the doors and door handles for each room to satisfy IRC <br />Section 330.4. <br />d. Please label the bedrooms per their respective AFH bedroom type (see IRC Section <br />330.3). <br />Please review and respond to all above items and make the appropriate changes to the submittal <br />documents. To continue review, please provide two new sets of revised construction documents <br />reflecting the corrections requested. Please include a brief response letter which indicates how the <br />corrections were resolved. Submittals should be of sufficient detail and information to ensure that the <br />proposed work will be constructed in compliance with all applicable codes. Thank you for your time and <br />hard work in completing this re -submittal — it is much appreciated. <br />
