Comment Response Letter for Building Permit# B2210-031 at 4828 Delaware Ave.
The following are responses to structural comments:
5. The retaining wall detail provided in the calculation package appears to not be applicable to
the stair system. Please provide a revised detail with structural calculations for the retaining
wall. The window well retaining wall details should also be provided.
Response: The provided basement wall detail notes that the wall is able to free span 15'
horizontal between supports. The staircase width is 14'8"total and the walls will be supported
by the concrete stairway as well as the end wall. Basement wall calculations are provided. A
premanufactured corrugated metal window well is being used;a detail is provided on sheet 2
of the drawings package.
6. The construction of the new concrete stairwell does not appear to provide construction
details. Structural drawings should be submitted as needed that include framing plans,
sections, details, construction schedules, fastening schedules, materials requirements, general
notes, special inspection requirements, etc. The drawings should substantiate compliance
with the prescriptive requirements of the IRC. See IRC Sections R106.1.1 and R301.1.
Response. The stair is slab on grade therefore it is nonstructural, rebar amount and location
has been added to the stair detail, compacted structural backfill is called out below the stair.
Structural notes and details sheet is added to the drawings package. There are no structural
changes made to the building other than the addition of a 4'x4'window in bedroom#2 for
which the header was calculated in the original engineering and is now called out on the
plans. The post and beam lines supporting the upper floor are to remain, interior framing
works around it this has been noted on stamped plans.
If you have any further questions or I can be of any further assistance, please call me at the above
number
c RDp D ECEIVE
., DEC 0 1 2022
c
•
•
CITY OF EVERETT
• '34 Permit Services
' *S ANAL ENG\
11/23/22
Ric Heide, P.E
President
Attachments
