I am the <br /> planner conducting the review for this application; please additional comments may also be provided by other <br /> Departmental reviewers for your application; please utilize the Online Permitting Portal to check on the status of other <br /> reviewers. <br /> Planning cannot further review and/or approve your permit until the following has been addressed: <br /> 1. Setbacks and Height.The minimum building setbacks for principal structures in the R-1 zone are as follows: 20' <br /> from the front setback (southern lot line), 10' from the side, street setback (western lot line), 20' from the rear <br /> setback(northern lot line), and 5' from the side, interior lot line (eastern lot line). <br /> Please demonstrate how the proposed deck structure can meet the "Exceptions to building or structure <br /> placement requirements" in the 10-foot standard side street setback from the western lot line per EMC <br /> 19.06.030.13.2. In order to reduce the side street setback by fifty percent(5'), please demonstrate that the <br /> structure will be no higher than forty-two inches above existing grade per EMC 19.06.030.B.2.a. <br /> An alternative to reducing the height of the deck or relocating the deck outside of the sides street setback <br /> altogether would be to apply for a Nonconforming Structure Certification for the existing house, since it appears <br /> the house also does not meet the current setback requirements.The proposed deck would be able to be <br /> considered an expansion of the house and would need to meet the criteria in EMC 19.38.030.A.2 after the <br /> existing house location is certified as nonconforming. <br /> For reference,the residential construction submittal checklist is available online and includes the residential site plan <br /> checklist and building height handout. Re-submittal instructions are outlined here; please submit at minimum 2 copies of <br /> any revised documents/plans.
