Teddi Holbrook
From: Teddi Holbrook
Sent: Wednesday, April 10, 2024 11:59 AM
To: DAVID@LEGACYDECKING.CO
Subject: B2403-147; 715 33rd St; Planning Comments
Good Afternoon,
Thank you for submitting a building permit application for the proposed work at 715 33rd St, Permit B2403-147. I am the
planner conducting the review for this application; please additional comments may also be provided by other
Departmental reviewers for your application; please utilize the Online Permitting Portal to check on the status of other
reviewers.
Planning cannot further review and/or approve your permit until the following has been addressed:
1. Setbacks and Height. The minimum building setbacks for principal structures in the R-1 zone are as follows: 20'
from the front setback (southern lot line), 10' from the side, street setback (western lot line), 20' from the rear
setback(northern lot line), and 5' from the side, interior lot line (eastern lot line).
Please demonstrate how the proposed deck structure can meet the "Exceptions to building or structure
placement requirements" in the 10-foot standard side street setback from the western lot line per EMC
19.06.030.13.2. In order to reduce the side street setback by fifty percent(5'), please demonstrate that the
structure will be no higher than forty-two inches above existing grade per EMC 19.06.030.B.2.a.
An alternative to reducing the height of the deck or relocating the deck outside of the sides street setback
altogether would be to apply for a Nonconforming Structure Certification for the existing house, since it appears
the house also does not meet the current setback requirements. The proposed deck would be able to be
considered an expansion of the house and would need to meet the criteria in EMC 19.38.030.A.2 after the
existing house location is certified as nonconforming.
For reference, the residential construction submittal checklist is available online and includes the residential site plan
checklist and building height handout. Re-submittal instructions are outlined here; please submit at minimum 2 copies of
any revised documents/plans. If you have any Planning related questions, please contact me directly via email or the
Planner On-Duty at Planning@everettwa.gov.The Unified Development Code is available online, here:
https://everett.municipal.codes/EMC/19.
These comments are only related to the land use code and do not account for all possible requirements from other
departments. Additional comments may be provided by other reviewers for your application; please utilize the Online
Permitting Portal to check on the status of other reviewers. For general permit questions, please contact Permit Services
at PermitServices@everettwa.gov or 425.257.8810. In the meantime, this permit application is on hold for further
Planning review until the requested revisions have been received demonstrating compliance with the code and
submittal checklists. Additional comments or corrections may be required upon review of the requested information.
Please let me know if you have any questions.
Thank you,
- Teddi Holbrook
Associate Planner I Community, Planning& Economic Development
425.257.7284 13200 Cedar Street 2nd Fl., Everett,WA 98201
EVERETT everettwa.gov I Facebook I Twitter
1
