SPECIAL REGULATIONS FOR ZONING CODE TABLE# 5. 2 (continued) <br /> 2) For existing single family dwellings that are converted to office uses,the <br /> building shall maintain the appearance of a single family dwelling. Any <br /> additions or remodeling shall not increase the gross floor area of the existing <br /> building by more than 25%. <br /> 3) Off-street parking shall be located to the rear of the building and may take <br /> access only from the alley, except where an existing parking area takes <br /> access from the street. <br /> 4) Wall signs are limited to one per building, and a maximum area of 16 <br /> square feet. Freestanding signs are limited to one per building, a maximum <br /> height of 5 feet, a maximum area of 16 square feet, and shall be setback 10 <br /> feet from the front or side lot lines. Internally illuminated signs are <br /> prohibited. <br /> (C) Except as provided by Paragraphs (B) or (D) of this Special Regulation, <br /> office uses are permitted in the R-4 or R-5 zones only in mixed use buildings <br /> in which at least 65 50 percent of the gross floor area is used for 4141444 <br /> Camily two or more dwellings. Section 15 of the Zoning Code, and the <br /> Multiple Family Design Guidelines shall apply to mixed use office- <br /> residential developments with 3 or more dwelling units. <br /> (D) When the property is located in the "0" or "C-O" overlay zone, the <br /> provisions of Section 16 of the Zoning Code shall apply. <br /> (11) Permitted only as an accessory use for those products produced on premises. <br /> (12) Outside runs or other outside facilities for animals are not permitted. Buildings <br /> shall be constructed so noise from this use is not audible on residentially zoned <br /> lots. <br />
