USE PARKING REQUIREMENT <br /> UTILITIES <br /> Above ground utility and <br /> communications facilities See Section 34.030 <br /> Below ground utilities None <br /> TRANSPORTATION USES <br /> Passenger terminals None <br /> Transit station None <br /> VEHICLE RELATED USES <br /> Maintenance, service (light) 3 plus 2 per service bay (each space in a <br /> service bay counts as a parking space) <br /> F. Pedestrian Skybridges. Skybridges or pedestrian walkways which are elevated <br /> above grade and cross a public street or alley right-of-way shall be prohibited in areas <br /> designated as pedestrian-oriented street frontage by map no. 22-2, and may only be <br /> permitted outside the areas designated by map no. 22-2 when approved by the planning <br /> director, using Review Process II after consultation with and approval by the city <br /> engineer. <br /> Section 42: Section 27 of Ordinance No. 1671-89, as amended (EMC Chapter 19.27), is <br /> hereby amended by the addition of the following, which shall be codified as EMC <br /> 19.27.010: <br /> 27.010 Basic Development Standards. See Table 6.1 in Chapter 6 for the basic development <br /> standard that apply to uses hereafter established in the M-1 Zone. Additional development <br /> standards are listed in Section 27.020. <br /> Section 43: Section 27.020 of Ordinance No. 1671-89, as amended by Section 13 of <br /> Ordinance No. 1849-92, (EMC 19.27.020), which reads as follows: <br /> 27.020 Additional Development Standards in the M-1 Zone. <br /> A. Building Design. <br /> 1. Prefabricated metal buildings and buildings with corrugated metal siding <br /> shall be prohibited. Exterior building finish for buildings located within three <br /> hundred feet of residentially zoned properties shall be approved by the planning <br /> director, using Review Process IIA. <br /> 2. Buildings with exterior walls greater than sixty feet in length shall be <br /> required to provide architectural modulation, in accordance with the following <br /> standards: <br /> a. Minimum modulation depth= 5 feet; <br /> b. Minimum modulation length= 15 feet; <br /> c. Maximum modulation length=60 feet; <br /> d. Minimum height of modulation= 50% of height of facade; <br />
