Openable windows are not provided as required (IPMC 403.1) in the dining room and Living rooms of the <br /> dwelling. <br /> 2. The stairway to the basement lacks guards as required by code. ( IPMC 307.1) <br /> 3. Walls have been constructed around the gas fired furnace creating a room that lacks required combustion air <br /> (IPMC 603.1 and 603.5)for the fuel burning equipment within. (Unsafe equipment as per IPMC 108.1.2) <br /> 4. An exterior deck has been removed creating a fall hazard at the 2'floor sliding patio door.A permit to replace <br /> this deck has been issued, no work on the deck replacement has occurred except removal.The permit will expire <br /> within a few days.A temporary guard has not been provided for the safety of the occupants. (IPMC 307.1) <br /> 5. Numerous and excessive use of electrical extension cords was observed throughout the house. Many of the <br /> flexible cords are being used as a replacement for permanent wiring in violation of code. (IPMC 605.4 and 605.2) <br /> Additionally,the tenant complained of constantly tripping circuit breakers, likely from overloaded conditions. <br /> 6. Many electrical outlet covers have been removed and or not provided throughout the house.This is an unsafe <br /> condition and electrocution hazard especially for the young children that reside there. (IPMC 605.1 and 108.1.2) <br /> 7. A permit records check along with observations made today reveals that the basement portion of this structure <br /> has been finished for use as habitable space without required permits and inspection approval. <br /> A bathroom, a sleeping room, a common area,and the aforementioned furnace enclosure room have been created. <br /> The sleeping room lacks an approved rescue and emergency escape opening. (IPMC 702.4).As mentioned earlier the <br /> furnace room lacks required combustion air. (IPMC 603.5) none of the altered and added plumbing, electrical, <br /> mechanical, or construction elements within the basement have been permitted or inspected as required (R105.1 <br /> Permits Required and R113.1 Unlawful Acts) Wiring with manufacturing dates of 2007 was observed within the <br /> basement. No electrical permits or inspections for this work have been located. <br /> Because of the numerous Code Violations and Life Safety Hazards observed it is my position that this structure is <br /> Unlawful and Unsafe as defined by Code. <br /> It is my recommendation to you that this Structure be Condemned immediately(IPMC 108.1) and Vacated (within <br /> 30 days) as provided by Code.
