RANDY BROWN
5900 36TH AVE W BLDG B SUITE 400
B2403-091
b. Two complete sets of revised construction drawings, cloud all updated parts.
c. Two copies of supplemental structural calculations (only if required by reviewer).
Submittal documents should contain sufficient information and detail to review the proposed project
for compliance with the adopted building codes. Upon submittal of the revised documents, your
application will be given priority and the review will recommence.
General (Comments provided by Benjamin Monk, P.E.)
1. The mezzanine framing plan provided on sheet S1.1 appears to be cropped in such a way
that specific engineering notation for the purpose of construction cannot be read. Please
revise, and any other margin errors alike, per section 107.2 of the 2018 IBC.
Architectural (Comments provided by Yin Lu)
2. Please confirm if this is the initial TI of the shell building? Also, please confirm no demolition
scope at all.
3. On sheet G1.1, Plumbing calculation is confusing. Office occupant load =
12.53+22.60+9.35+10.80 = 55.28. Required per sex is 4.00(3.34) which is confusing too. I
have hard time to figure out how calculation could end up with 3.34 and 2.92. Please review
the calculation, and demonstrate the calculation process, and update the plumbing
calculation accordingly.
4. On sheet G1.1, new level 2 could not fit in IBC 505 mezzanine definition due to the
openness. So, level 2 is an addition to existing total floor area, please provide proposed
addition floor area and existing building floor area accordingly.
5. In 2/A2.1, accessible stall appears could not fit 60" dia. turning floor clearance. Please
dimension restroom partition accordingly.
Structural (Comments provided by Benjamin Monk, P.E.)
1. Please provide anchorage calculations for the connections between the existing walls/beams
and any new structural elements whose reactions subject existing elements to new loading.
Additionally, please provide calculations which apply structural analysis to the reactions
propagated throughout the existing building elements due to the alteration in a manner
which provides a complete load path (see Section 1.4 of ASCE 7-16). Alternatively, provide
an evaluation meeting the provisions of Sections 503.3 and 503.4 of the 2018 IEBC (or via
non-prescriptive methods) that shows that the addition will not require retrofit to the
existing structure due to either gravity or seismic.
2. It appears that Details 4/S3.1 and 5/S3.1 show a Simpson HTT hold-down which is not
shown on the architectural plans and may impede the walkways/rooms of the mezzanine
floor. Please coordinate this design with the architectural sheets.
3. The Red-I45TI Joist product calculations appear to specify that the top sheathing is to be
glued to the top flange of the I-Joist, but this is not communicated in the drafted details.
3200 Cedar Street © 425.257.8810 permitservices@everettwa.gov
Everett, WA 98201 425.257.8857 fax everettwa.gov/permits
Page 2 of 3
