A Construction Stormwater General Permit, administered by the Department of Ecology, may be <br /> required for this project if it will disturb an acre or more of land. Additional information as well as <br /> an application form can be found on the DOE website at: <br /> www.ecy.wa.gov/programs/wq/stormwater/construction. <br /> 2. The subject site is located within the Southwest Everett/Paine Field Subarea Plan.The development <br /> and all uses at the site shall be in conformance with the Southwest Everett Subarea Plan Mitigation <br /> Decision Document,Attachment A of Ordinance 2213-97. <br /> 3. The subject site is located within a Planned Development Overlay with development agreement.The <br /> development must comply with the Development Standards of the Amended and Restated <br /> Development Agreement, listed in Part Two—Re-Development Plan,AFN 200511030720. <br /> 4. The development must comply with standards in the Everett Municipal Code,Title 19 Unified <br /> Development Code. <br /> 5. This property is located in the Paine Field Airport Compatibility and Influence Areas. Development <br /> approvals and building permits for development activity and uses that are within these areas shall <br /> not be issued until the owner of the property with the proposed development activity or use signs <br /> and records with the county auditor a disclosure notice that: <br /> a. Is in a form provided by the department; <br /> b. Contains a legal description of the property; <br /> c. Bears a notarized signature of the owner; and <br /> d. Contains the disclosure text set forth in EMC 19.17.090. <br /> 6. Federal Aviation Regulations, 14 CFR Part 77, impose certain limitations on the height of proposed <br /> construction or alteration of structures. Notice is required to be provided to the Federal Aviation <br /> Administration (FAA) by filing Form 7460-1 "Notice of Proposed Construction or Alteration" if the <br /> structure falls within the notification requirements outlined in 14 CFR Part 77. An applicant for a <br /> permit or approval under Title 16 is responsible for researching 14 CFR Part 77 to determine <br /> whether notification is required, regardless of whether the property that is the subject of the <br /> application is within or outside of the airport compatibility area. <br /> 7. A landscape and irrigation plan meeting the requirements of EMC 19.35.100—115 will be required <br /> to be submitted with the Building and/or Public Works permit applications.
