The submitted drawings were provided in multiple packages and were not collated. The City of <br /> Everett requires two copies of a single collated set of collated drawings. The applicant is <br /> required to assemble all drawings. Future submittals must be fully assembled by the applicant <br /> in order to be reviewed. See IBC Section 107.2.1. <br /> 2. The construction drawings include references to the IRC throughout. The project is for a <br /> commercial building and should comply with the IBC. The drawings should be revised to <br /> remove all references to the IRC and provide the appropriate commercial code references. See <br /> EMC Section 16.005.030(A). <br /> 3. The Construction Type and presence of a sprinkler should be specified on Sheet A0.0. <br /> 4. Office No. 8 in the Basement Plan on Sheet A2 is less than seven feet wide. This does not <br /> comply with the minimum requirements of IBC Section 1207.1 and should be revised. <br /> 5. The proposed occupancy change is required to comply with the requirements for new <br /> construction. It is not clear how the new conditioned space is being insulated, including but not <br /> limited to the exterior walls and floor slab. Revised details should be included in the drawings. <br /> Note that enhance envelop performance has been selected per the energy credits schedule. <br /> See IBC Section 107.2.1. and WSEC Section C502.1. <br /> 6. Continuing with the previous comment, the required thermal ratings for all vertical fenestrations <br /> should be specified in the drawings. <br /> 7. The proposed bathroom construction is not clear, including the delineation of men's and <br /> women's restrooms. Note that the Main Level of the building only provides a single user water <br /> closer per the drawings approved for construction under Permit No. B2205-040. A bathroom <br /> fixture count should be included in the drawings. The proposed construction should be clarified <br /> and revised as needed. See IBC Sections 2902.1 and 2902.2. <br /> 8. The Basement Wet Bar does not appear open to non-employees. A drinking fountain is <br /> required per IBC Section 2902.5.1. <br /> 9. Accessible details for the proposed modified space should be included in the drawings, including <br /> but not limited to bathroom requirements and maneuvering clearances. See IBC Section 1101.2 <br /> and ICC A117.1-09. <br /> 10.
