Please note that this is not <br /> our standard practice. I will assemble a final set to the best of my ability. If there are errors such that a revision after <br /> issuance is required, two complete sets of revised drawings will need to be submitted at that time. Construction may be <br /> delayed while we review the revised sets. For posterity, I am providing the review comments that I had already <br /> prepared prior to you email. These do not require action; if revisions are required as noted above,all comments need to <br /> be addressed in addition to the redlines I am placing on the set that will be issued (some comments may overlap with <br /> the redlines). <br /> Comments for future reference (action is not required): <br /> 1. The revised drawing sets were incomplete. Complete sets should be submitted for review. It is noted that Sheet A3 <br /> for the Main Floor is not in the scope of this project;this sheet should be noted as"FOR REFERENCE ONLY—NOT IN <br /> SCOPE". <br /> la. The drawings were not printed at true-scale and cannot be scaled. Verify the printed size is 1:1. <br /> 3. The construction type on Sheet A0.0 states"Commercial". A type per IBC Table 602 should be specified. Record <br /> drawings available on the City of Everett website should be used to assist in establishing the previously permitted <br /> construction type. <br /> 7. The proposed project is required to provide both men's and women's restroom facilities. Both facilities should be <br /> accessible. The bathrooms should be revised as discussed. <br /> 7a. The restroom facilities are based on the occupant load. Per our discussion,the occupant load may be determined <br /> for the entire level considering a 150 SF/person load factor. It is noted that the occupant load likely exceeds this <br /> calculated value based on the number of seats. The load can alternatively be determined based on a combination of <br /> seats and calculated area. It is anticipated that the load will not exceed 50 occupants,which should only result in <br /> two waterclosets being required. See IBC Section 1004.5.1. <br /> 8.
