8. Please indicate the riser and tread dimensions on the proposed stairway as this appears to be missing
from the plans. IRC R311.7.5.
9. On Sheet 1,the proposed stairs appear to be missing the handrail details. Please clarify and revise
plans as required. IRC R311.7.8.
10. On Sheet 1,the proposed main floor plan appears to include a kitchen renovation, but does not
address updates to local exhaust requirements such as identification of fans. IRC M1507.4.
In order for the processing of your application to continue, it will be necessary to provide the Building
Division with two new sets of revised construction documents reflecting the corrections requested.
Please include a response letter indicating how the corrections were resolved.
All codes cited refer to the 2015 International Residential Code (IRC), 2015 International Building Code
(IBC), 2015 International Existing Building Code (IEBC),the 2015 International Fire Code (IFC),the 2015
International Mechanical Code (IMC), and/or the 2015 Washington State Energy Code (WSEC), as
amended by the State of Washington and adopted by the City of Everett. The current IBC referenced
standard for accessible design is the 2009 "Accessible and Usable Buildings and Facilities" (ICC/ANSI
A117.1). Federal ADA regulations and standards may be more restrictive.
These comments address building issues only.Additional revisions or additions may be required by
other departments (such as Utilities,Traffic, Planning or Fire). All required submittals must be of
sufficient detail and information to ensure that the proposed structure will be constructed in
compliance with all adopted codes.
Sincerely,
James Bronder, PE, SE
Associate Engineer
Plans Examiner
E Page 2 of 2
